What is a TM44 Air Conditioning Inspection?

If you have air conditioning in your building, you may have heard the phrase ‘TM44 inspection’ from your air conditioning maintenance supplier.

What are the TM44 regulations?

If you have air conditioning units in your building with a total effective rated output of more than 12kW they must be tested every five years.

The TM44 regulations are different from the F-Gas changes which came into law on 1 January 2020.

TM44 inspections are a legal requirement and part of the Energy Performance of Buildings Directive (EPBD). Non-compliance may lead to a fine, which is administered by your local council’s Trading Standards department.

Who does it apply to?

The legislation applies to all air conditioning systems with an effective rated output of over 12kW, whether they are in domestic or commercial buildings.

The output is across all systems in a building so for example, it could be one unit with a 12kW capacity, two units with a 6kW capacity, or six units with a 2kW capacity.

If you have moved into a building with air conditioning, you must have a valid TM44 report within three months of occupation.

Why do we have to have an inspection?

It is to encourage us all to improve the energy efficiency of our buildings, by looking at the systems we have and making recommendations about how we can improve them.

What happens at the inspection?

An assessor will attend the site to check your systems and afterwards, will give you a report on the condition of your units and recommendations on what you can do to improve the efficiency of your units going forward.

You don’t have to follow the recommendations but doing so may reduce your energy bills and reduce your building’s carbon footprint.

The reports can be submitted as part of your QHSE audits, for example, ISO 14001.

You may be asked for your most recent report if you want to sell or let your property in the future.

How much will it cost?

As TM44 inspections are carried out on each unit, it depends on how many air conditioning units you have.
